Commercial and farm doors

Commercial and farm overhead doors across the South Plains, where the dust never stops

The Hub City serves a farming region bigger than some states, and the doors on its shops, warehouses, gins and farm buildings run in dust all day and get fixed when the cotton allows. We work on the sectional doors on Lubbock's commercial buildings and the big overhead doors on equipment sheds and shops across the surrounding counties, and we schedule around the season.

Commercial doors come in two families here. Sectional doors on shops, warehouses and service bays are the industrial version of a home door, taller and heavier, on high-cycle torsion springs and commercial operators, and they fail on springs, cables, rollers and the bottom section a forklift found. Rolling steel doors, the slatted curtain that coils above the opening, are common on storage, loading docks and older commercial buildings, and they fail on the spring inside the barrel, the guides, the bottom bar and slats a truck backed into. Both run on commercial operators, jackshaft or trolley, with their own limits, safety edges and photo-eyes, and both are serviced on a cycle count rather than a calendar when they open a hundred times a day.

The farm doors are their own category. Equipment sheds, shops and barns across Lubbock County and beyond have overhead doors fourteen and sixteen feet tall to clear a stripper or a module builder, often older, often on tracks that have never seen a cleaning, in buildings where the dust is not a seasonal problem but the air itself. The parts that survive out there are sealed rollers, heavy hinges, high-cycle springs and operators with enclosed drives, and the right schedule is a service visit after harvest when the equipment is parked and before planting when it has to move. We carry the common commercial springs, slats and guides and we drive out to the farms.

Lubbock's commercial work also includes the things a city of 273,000 has: the service bays and body shops along the loop, the warehouses and distribution buildings on the north and east sides, self-storage, the gins and seed facilities at the edge of town and the new food-processing plant going up on the north side. For a business, a stuck door is lost hours, so a bay door that will not open is handled as an emergency, with the dispatch fee stated before the truck rolls, and planned maintenance visits come with a written inspection report per door for the facility's file.

Commercial quotes are written and itemized, with the dispatch fee, parts and labor shown separately and a maintenance schedule offered by cycle count. Texas requires no license for the trade; the insurance certificate, including general liability and workers' compensation, is sent to the business before work begins, and we do not install operators tied to alarm systems or access-logging controls, which are a licensed trade in Texas and not ours.

Asked about commercial and farm doors

Do you come out to the farms?

Yes, across Lubbock County and the counties around it. Tell us the door height, the building and roughly where it is, and whether the road takes a loaded truck after rain.

Can you work on a rolling steel door?

Yes: barrel spring, guides, bottom bar, slats and the operator. In-barrel spring work takes two technicians and is scheduled as such.

Our bay door is stuck and we are losing the day. How fast?

Treated as an emergency, with the dispatch fee stated on the call. The technician gets the door moving or secured on the first visit and finishes if a part has to come.

What is a monitored safety edge and do we need one?

A sensing edge on the bottom of the door that the operator watches constantly, required with photo-eyes on commercial doors run from momentary-contact controls under current operator standards. Older operators are brought up to it during service.

Can you put us on a schedule?

Yes, quarterly or by cycle count in town, after-harvest and before-planting on the farms, with a written report per door each visit.

Do you install access control or alarm-connected operators?

No. Texas treats those as a licensed private-security trade and we stay in the unlicensed garage door lane. Plain operators, remotes, keypads and safety devices are all fine.

Stuck door, snapped spring, or a sensor the dust finally beat?

A technician reaches most Lubbock addresses the same day, carries the common springs and rollers, and quotes the job on the driveway before any work. Landlords and property managers can approve by text.
