Garage door service for Lubbock landlords, from the move-out check to the tenant who cannot get the door shut
Half of Lubbock's houses are rentals and the city turns over tens of thousands of leases every August. The owner is in Dallas or Midland, the manager has forty doors, and the tenant has a car stuck behind one of them. This page is how that gets handled without anyone having to stand in the driveway.
Lubbock's homeownership rate is 51.2 percent, Texas Tech enrolls more than 40,000 students, and the metro has something like 55,000 college students in all. That adds up to a city of rental houses, duplexes and fourplexes, from the older streets of Tech Terrace to the newer builds in the southwest, each with a garage door that the tenant did not buy, does not maintain and will not report until it stops. The owner is often out of town; the property manager is responsible for dozens of doors; and the problems cluster in August, when leases turn and every door gets a new driver who does not know its habits.
The way we work with owners and managers is built for that. The tenant calls, or the manager does. The technician goes out, diagnoses the door, and sends the manager or owner a quote by text with photos of the problem. The owner replies yes. The door is fixed, after photos go to the same thread, and a single invoice goes to the management company with the property address on it. The tenant does not pay, decide or wait at home for a second visit. For a lockout or a door stuck open, the whole thing usually happens the same day. We keep a note per property of the door's make, spring size and history, so the next call starts with the answer.
Move-out and move-in checks are the other half. Between tenants, a short visit confirms the door balances, the sensors work, the remotes and keypad are present and programmed, the seals hold the dust out and the springs are not about to break on the new tenant's first cold morning. Faults are photographed and quoted, and the small ones, a sensor wipe, a keypad code change, a roller or a seal, are fixed on the spot. A manager with a portfolio gets a fall round, every door tuned in one trip at a per-door rate, which is the cheapest way to keep the January spring calls off the phone. Keypad codes are changed between tenants as a matter of course.
What we do not do for rentals is any different from what we do for owners: no openers tied to alarms or systems that log entry, which Texas regulates as access control, and no pretending a door past repair is fine. When a rental door has three hail-dented sections and a dead opener, the owner gets the new-door number next to the repair number and a plain recommendation. Prices are the same as on every other page here; the rental difference is the paperwork and the fact that nobody has to be home.

Asked about rental property service
I own the property but live in another city. How does approval work?
The technician texts you the quote with photos from the driveway. You reply yes. The work is done, after photos come to the same thread, and the invoice goes to you or your manager. Nothing is done without the yes.
Can you bill the management company?
Yes, one invoice per job with the property address, or a monthly statement for a portfolio.
Can you change the keypad code between tenants?
Yes, and remotes are accounted for and reprogrammed. It is part of every move-out check.
The tenant says the door is making a noise. Is that urgent?
Not usually, but a grinding Lubbock door is a roller about to seize and jump the track, so it is worth a visit before it becomes a lockout. Rollers and a track clean are a small job.
How do fall rounds work?
You send the list of addresses, we schedule them in one or two days, tune every door, fix small faults on the spot, quote anything bigger per door, and send one report. It is the cheapest way to avoid the January calls.
Do you install openers that log who opens the door?
No. Texas licenses that as access control and we stay on the plain side. Standard openers, keypads and remotes are all fine.
